What it costs
Every job is different, so we talk in honest ranges instead of made-up flat rates. Questions people ask
What is the difference between mulching and grubbing?
Mulching cuts brush and small trees off at or near the ground and grinds them into mulch, but the roots and stumps stay in the soil. Grubbing digs out the stumps and roots so the ground can be graded and built on. If you plan to pour a slab or dig a driveway you usually need grubbing, not just mulching. Tell the pro your end goal so they clear it the right way.
Will clearing hurt my trees or the oak trees I want to keep?
It does not have to. Selective clearing lets you keep shade trees, live oaks, and anything you mark, and thin the rest. Walk the property with the pro first and flag the keepers. In our area oak wilt is a real concern, so ask about the timing of any oak pruning and how tools are kept clean between cuts.
Do I need to have the property lines surveyed first?
It is smart to know where your lines are before anyone clears near a boundary, so you do not clear onto a neighbor. If the corners are not clearly marked, a Texas licensed professional land surveyor can set them. Some folks have the pro clear a rough fence-line path first so the surveyor can walk it, then finish clearing once the corners are confirmed.
How is a job like this usually priced?
Most pros price by the acre, by the hour of machine time, or by the whole job after they look at it. Price depends on brush density, tree size, how much grubbing and hauling is involved, and how wet or steep the ground is. Ask for a walk-the-property estimate and get in writing what is included, whether debris removal is part of it, and what could change the price.
Can you burn the brush piles here?
Sometimes, but not always. Outdoor burning in Texas has to follow TCEQ rules, and counties and fire districts issue burn bans during dry spells. During a ban you cannot burn at all. A good pro checks the current county burn ban and TCEQ rules before planning any burn and has a backup plan to haul or mulch instead.
Can you clear right after a storm or flood?
General land clearing is planned work, not emergency work, so it gets scheduled like any job. After a big storm the ground is often too wet for heavy machines, which can rut the soil. If you have storm-downed trees blocking access, ask whether they handle that kind of cleanup or whether a debris-removal crew is a better fit.
How long after clearing until I can build or plant?
It varies. Mulched ground can often be worked fairly soon, but if you grubbed stumps you usually need to grade and let the pad settle first. Wet Coastal Bend soil can hold you up after rain. Ask the pro what finish grade they leave and whether you will need separate grading or compaction before your next step.
Do you haul the brush off or leave it?
It depends on the method. Forestry mulching grinds brush into a mulch layer that stays on the ground, so there is nothing to haul. Cut-and-pile or dozer work leaves piles that you either haul off, chip, or burn where a permit allows. Ask the pro which method they plan to use and what happens to the debris before they start.
